2012 RATES
Below you will find a description of our various rooms and In Season rates. Our In Seasons rates are in effect from Memorial Day Weekend through Columbus Day. Special group rates are available during the shoulder seasons. Weekend seasonal packages are also a great value and may be available, depending on the dates of your stay. All rooms are based on double occupancy; any person 16 years of age or older is an additional $20.00 per person, per night.

All rooms have private bathrooms, A/C and heat, cable TV, hair dryers, coffee makers, irons & ironing boards, in room phones with Free local and 800 calls. We are AAA approved and offer a 10% discount to members, as well as a 10% discount for AARP members.

If you are considering a stay with us before or after our In Season rates are in effect, please contact us to
inquire about price and room availability. Our Spring Rates start at $69.00 a night. Our
Fall and Winter Rates start at $59.00 a night. 
Our Policies:
Reservation Policy:
Rates do not include Massachusetts State Room Occupancy Tax or
gratuities. A one night advance deposit is required on all
reservations. The advanced deposit guarantees to both our guest
and management the arrival of your confirmed reservation. When
using a valid, major credit card, you are making a commitment to us,
as we are to you. All forms of deposits will be processed at the
time the reservation is placed. Please remember that your credit
card will be authorized for a minimum of $100.00 at time of check-in, although your room has been paid in full this authorization is for incidentals.
Payment in Full 14 DAYS PRIOR TO YOUR ARRIVAL: In addition to the one night advance deposit at the time your reservation was placed, the credit card that was provided to the Inn will be charged for the remainder of your stay 14 DAYS PRIOR TO YOUR ARRIVAL. Once this charge has been placed on the credit card there will be no refunds for the number of nights reserved or for any early departures.

Cancellation Policy
If you must cancel your reservation for any reason, or make changes to your arrival or departure dates, please inform us
at least 14 days prior to your arrival date and your deposit will be
cheerfully returned, less 10% of the advance deposit. Any
cancellation made less than 14 days prior to your confirmed arrival date
will not be refunded. We often
turn away many guests due to your confirmed dates, thus last minute
changes afford the Inn less opportunity to re-rent your accommodation on
short notice. Our cancellation & reservation policies are strictly
adhered to.
